Alfanar Properties, a boutique corporate real estate development entity in Saudi Arabia seeks a highly experienced Real Estate Development Manager. The successful candidate will have the opportunity to assume a significant leadership role in a growing company and manage projects both in Saudi Arabia & UAE. Applicant must have a minimum of 4 years of directly relevant, large scale, mixed use (residential, commercial, retail and land developments) real estate development project management experience for both income and pre sales projects. The ideal candidate must have highly developed managerial skills and outstanding leadership abilities. The demonstrated capability to work in a fast paced, entrepreneurial environment and to lead a highly motivated and talented interdisciplinary team in creating complex, large scale, urban landmark projects are absolute prerequisites. Job Description The Real Estate Development Manager will lead a multidisciplinary (strategic planning, concept development, design, finance, marketing, leasing & sales, construction management) internal project development team (as well as various external consultants) through the entire project development lifecycle: initiating & planning, feasibility, due diligence, acquisition, finance, design, marketing, leasing, entitlements/permitting, and construction. Significant real estate development (project management) experience is required and direct management experience of large-scale projects is a prerequisite. The candidate has to have proven leadership skills and will build a team to overtake the development projects in the company. Development projects will be concentrated on corporate real estate and commercial projects. Along with managing the development process the candidate will contribute in the structure organization of the department along with policies, procedures and system development which will support the main core activities of the department.

Specific areas of work may include but may not be limited to the following:

• Feasibility – conduct feasibility analysis with regard to property acquisition, development, marketing research (supply, demand, end user profiling..etc) operations and disposition.

• Concept development–preparation of development brief, development framework and business model along with strategic planning, branding & marketing strategies, milestones and execution plan

• Due Diligence–undertake due diligence with regard to property acquisition.

• Acquisition–Negotiate structure and coordinate property acquisition.

• Finance–evaluate and arrange financing for projects from acquisition through development, stabilization and disposition.

• Design-coordinate project development goals and activities with the goals and activities of the design staff and/or design consultants.

• Marketing-coordinate project development goals and activities with the goals and activities of the marketing staff and/or marketing consultants.

• Leasing–coordinate project development goals and activities with the goals and activities of the leasing staff and/or leasing consultants.

• Entitlements/Permitting–obtain needed entitlements and assist construction management staff, as well as outside contractors, designers and other consultants in project permitting activities.
