The Property Division manages all aspects of Alshaya's 2,750+ store retail property portfolio for our 70+ brands across 19 countries. The property division is split into 3 areas, Real Estate, Project Management and Facilities Management (FM). The Division holds regular reviews on store performance and drives real estate portfolio maximisations to ensure it meets the company's and brands' expectations in regard to quality and profitability. With 425 new stores opened in 2014, and with 430 new stores and 200 refurbishments planned for 2015, the work is fast-paced and dynamic. The team structure is split by region, ensuring your exposure across a number of international blue chip brands.
The Role:You will work closely with the Property Director to develop, implement, and manage our commercial real estate leasing strategy by leading the Real Estate Team for the region and working cross‑functionally with all senior members of the Property Division.
Specific responsibilities include:* Creating and executing the regional strategy for the Real Estate Division* Leading the Real Estate team within the region* Finding, investigating and evaluating potential retail sites, negotiating leases from start to finish, and ensuring that the most competitive rates are achieved* Securing the most prominent spaces in malls and street locations* Reviewing the property portfolio and recommending brand expansion strategies to optimise brand and portfolio performance* Working closely with the Property Director, providing commercial insight, appraisal of risk and analysis on investment opportunities.
Qualifications and Requirements:
You will have:* A university degree in Business, Finance or a Property-related discipline* Significant retail property experience gained in leadership roles in large, complex, multi-country and multi-brand operations (Middle East retail real estate experience is preferable)* Excellent leadership skills with experience of driving performance in large multi-site/multi-country teams* Strong lease negotiation experience and the ability to influence at a senior level* Strong financial and analytical skills with the ability to manage and control large real estate budgets and proactively control cost.
